Dated to desirable

Bathroom, prepared for sale

This bathroom needed an update, but the goal wasn't simply to make it look better. The property was being prepared for sale, so every renovation decision needed to make sense.

I identified the target buyer, considered the property, location and market, and then developed a bathroom design that would appeal to the people most likely to compete for the home. By making smart decisions about the existing layout, we avoided unnecessary structural changes and saved money where it mattered.

The result is a bathroom that feels fresh, contemporary and considered, while staying true to the character of the home and the expectations of its likely buyers.

From original to market-ready

Kitchen, prepared for sale

This original kitchen had reached the end of its life and couldn't be saved. With the property being prepared for sale, the owner knew the kitchen needed to change, but the renovation also needed to make financial sense.

The brief was a practical, functional kitchen that made the most of every centimetre of this compact space, without unnecessary spending or over-capitalising. I considered the property itself, its location, the expected sale price and the needs of the likely buyer to work out where the budget would have the greatest impact.

Smart renovation. Thoughtful design. Strategic investment.

Laundry after: freshly painted cabinet and matte black tapware
Laundry before: rusted cabinet and old tapware

Smart updates, not unnecessary replacement

Laundry refresh

This laundry is a great example of why renovation isn't always about ripping everything out. A full replacement wasn't financially justified, so I looked at what could be improved without unnecessary spending.

Fresh paint, updated tapware and a good clean were enough to transform the space.

Good renovation decisions aren't always about doing more. Sometimes it's about knowing where to stop.

Ensuite after: walk-in shower, brass fittings, dark vanity
Ensuite before: framed shower screen and timber door

Future-proofing for later life

Ensuite designed for the years ahead

This ensuite needed more than a cosmetic update. The brief was a space that would stay comfortable, practical and easy to use as the owners' needs changed over time.

The layout was completely reworked with mobility, accessibility and ease of movement in mind. Fixtures and fittings were carefully researched and selected to support the owners now, while also considering the needs of a possible supported living arrangement in the future.

Future-proofing. Thoughtful planning. Design with purpose.

Rental kitchen after: new pantry, refreshed cabinetry and handles
Rental kitchen before: freestanding fridge and older cabinetry
BeforeAfter

Smart updates, minimal disruption

Kitchen set up for the rental market

The brief was to bring this kitchen up to modern expectations with minimal effort and a controlled budget, so the property would appeal to prospective tenants. The existing kitchen was fundamentally sound, but needed a few strategic changes.

By identifying the right problems to solve, the update introduced a pantry, made room for a modern fridge and refreshed the cabinetry with new handles, without touching the plumbing or electrical. Even the microwave was given a dedicated home, tucked neatly inside the pantry.

The smartest renovation isn't always the biggest one. It's knowing what needs to change, and what doesn't.
